Variable-rate mortgages:
This is a popular choice in which the interest rate can change over the loan period. The changes are linked to the Euribor (Euro Interbank Offered Rate). How often your rate changes depends on which Euribor your mortgage is tied to.
Fixed-rate mortgages:
These mortgages have a set interest rate for a specific number of years. During this time, your monthly payments stay the same. While fixed-rate mortgages can be a bit more expensive, they protect you from Euribor rate fluctuations. Fixed terms can be as short as one, two or five years, and some lenders offer rates fixed for the entire loan term.
Most mortgages in Portugal work on a repayment basis. Your monthly payments cover both the borrowed amount and the interest charged by the bank. It is less common to find interest-only mortgages, in which you only pay the interest each month and settle the full amount at the end of the term.
Typically, mortgages in Portugal last for 25 years, although you might be able to stretch it to 30 years depending on your situation. Lenders usually want the mortgage fully paid by the time you reach 70, 75 or 80 years old.
When seeking a mortgage, you have two options: approach a bank directly or enlist the help of an independent mortgage broker. If you are not fluent in Portuguese, working with an English-speaking broker can be beneficial. Typically, you won’t need to pay the broker directly; instead, the bank you choose for the mortgage will compensate them with a commission.
