In recent years, more people in Portugal are taking out mortgages. The total amount of money owed for mortgages reached 99 billion in 2022. According to Statista, 38% of people in Portugal have a mortgage. In the EU, the average is 27%. Portugal is similar to France, Switzerland and the United Kingdom (UK) in this regard. Additionally, 41% of Portuguese residents fully own their homes.

If you are thinking about getting a mortgage in Portugal, how much you can get and with what conditions will depend on a few things. These factors include whether you live in Portugal, your job situation and how much money you have.

Who can get a mortgage in Portugal?

Getting a mortgage in Portugal is pretty accessible for folks with a good credit score. Just like in other places, having a steady job and a reliable income makes it more likely for your mortgage application to be approved. Even if you’re self-employed or retired, you can still get a home loan.

The good news is that there are no strict rules for foreigners wanting a mortgage in Portugal. But, if you have residency in Portugal, things might be a bit smoother. Expats with residency can borrow more money compared to the value of the property and have more choices when it comes to lenders and deals.

If you’re eyeing a property through the Golden Visa program, getting a mortgage can be handy to increase your budget. To be part of the program, you need to spend between 280,000€ to 500,000€ on the property, depending on where it is. If the home costs more than this amount, you can use a mortgage to cover the rest of the purchase price.

Types of mortgages in Portugal

In Portugal, you have options when it comes to mortgages – you can go for a variable-rate or fixed-rate mortgage:

Variable-rate mortgages:
This is a popular choice in which the interest rate can change over the loan period. The changes are linked to the Euribor (Euro Interbank Offered Rate). How often your rate changes depends on which Euribor your mortgage is tied to.

Fixed-rate mortgages:
These mortgages have a set interest rate for a specific number of years. During this time, your monthly payments stay the same. While fixed-rate mortgages can be a bit more expensive, they protect you from Euribor rate fluctuations. Fixed terms can be as short as one, two or five years, and some lenders offer rates fixed for the entire loan term.

Most mortgages in Portugal work on a repayment basis. Your monthly payments cover both the borrowed amount and the interest charged by the bank. It is less common to find interest-only mortgages, in which you only pay the interest each month and settle the full amount at the end of the term.

Typically, mortgages in Portugal last for 25 years, although you might be able to stretch it to 30 years depending on your situation. Lenders usually want the mortgage fully paid by the time you reach 70, 75 or 80 years old.

How to apply for a mortgage in Portugal

When seeking a mortgage, you have two options: approach a bank directly or enlist the help of an independent mortgage broker. If you are not fluent in Portuguese, working with an English-speaking broker can be beneficial. Typically, you won’t need to pay the broker directly; instead, the bank you choose for the mortgage will compensate them with a commission.

The mortgage application process can be time-consuming, so it is a good idea to start the process early, ideally when you begin your property search. This allows you ample time to organize your documents and gives you a better understanding of the potential loan amount you might qualify for.

How many phases are involved in a mortgage credit application until its approval?

Is it possible to obtain financing for 100% of the appraisal value or the acquisition cost of the property for personal and permanent housing?

If the property is owned by the bank, it is indeed possible to obtain 100% financing.

If not, in most cases, the bank typically lends up to 90% of the property’s acquisition cost or its appraised value (whichever is lower).

The bank requires life insurance and comprehensive insurance for loan approval. Do I have to purchase the insurance from the bank?

Life insurance is usually required by banks, as it covers the outstanding amount in the event of the death or disability of the holder. And comprehensive insurance is mandatory by law, including coverage for fire, floods, theft, landslides and storms.

I am unemployed. Can I apply for a loan?

No, being unemployed generally restricts access to any type of credit unless you have a co-applicant with declared income.

My loan was approved, but a proposal with better conditions came up from another bank. Can I reject the approved offer and accept the other one?

Yes. There is only a link with the banking entity when the loan is actually signed.
